Interview
Generally the first step in a Phase 1 report is the interview process. In order to get a better idea of things that might potentially impact the soil conditions of the property,
we'll interview the current owner and any other parties who may be involved on the site. Based on the answers to these questions we can start to form a picture of where different
hazards may crop up on the property.
Document and Historical Review
A trained environmental professional will sift through the myriad of different documents both current and historical that
help in determining if anything warrants further investigation. For example, based on historical records, we may find
that the site used to be a gas station some time ago, and may very well have soil contamination because of it.
In-Person Site Survey
The next step is often a site visit, to survey things from the ground. During this step we end up seeing things that may have been missed in
the preceeding parts of the process. We might find signs of a storage tank or other things that may need to be documented and this may prompt further
investigation or sampling.
Environmental Report
All of the findings from the site interview, document and historical review, and property visit come together in one report
called the Phase 1 Environmental Site Assessment. In this document we'll dig down into anything we saw that may need
further environmental actions through a Phase 2 Environmental Site Assessment or give you the all clear.
There is a wide range of possibilities on what a Phase 1 analysis might discover. The best case scenario is of course that we don't find anything and your site is in the clear as far as our research and findings can establish. Other possibilities include finding a potential Leaking Underground Storage Tank (LUST), or chemical contaimination from gas stations, dry cleaners, or heavy pesticide use.
If it turns out that your site has a Recognized Environmental Condition (REC), then we'll recommend moving to a Phase II site assessment, which will explore confirmation of our preliminary findings from the Phase 1.
Usual turnaround time is around 3 to 4 weeks. However, we pride ourselves in being able to go the extra mile for our clients and we can sometimes expedite the process.
